but Andy Lyons, a partner in the commercial real estate development firm of Bridge Street Partners, knows otherwise.
For his office building in Irvington, N.Y., Lyons selected SageGlass® electronically tintable insulating glazing units incorporated into skylights fabricated by VELUX America Inc. With the push of a button, the skylights’ glass darkens or clears to increase thermal and visual comfort. Lyons chose SageGlass products because they provide natural light while governing glare, which contributes to productivity, and suppressing solar heat gain, which results in enhanced climate control and energy savings.
“Because SageGlass glazing manages the heat build-up in the structure, it helps eliminate part of the cooling expense. With energy representing as much as 30% of a building’s operating costs, that’s something any building owner should be interested in,” Lyons notes. He also expects the skylight investment to positively impact the property’s future re-sale value.
Beyond its energy-saving contributions to both immediate and future return on investment, SageGlass products provide a better day-to-day working environment for the building’s tenants. “The offices are in a converted, 1900s-era factory that overlooks the river and has beautiful views. So, it was important to have lots of glass and lots of light,” says Lyons. “Our tenants have the ability to regulate the amount of light, manage the glare issue, reduce the radiant heat build-up, yet still allow natural light and preserve their views.”
Studies on daylighting, light control and window views confirm Lyons’ belief. The Rocky Mountain Institute’s “Greening the Building and the Bottom Line” reported that offices and manufacturing facilities that embrace such designs have experienced up to 15% decreased absenteeism and up to 15% increased worker productivity.
